Property Management

SASIHC, as the owner of the property and landlord, is responsible for all property spending of a capital nature and for maintenance spending as part of the overall property operating costs. The tenants’ responsibilities regarding the upkeep of the living environment is clearly spelt out in the lease agreement. This includes items for which the tenants would have responsibility for repair and maintenance, such as general upkeep of the unit, replacing light bulbs, glass breakage, etc.

SASIHC Property Management Policy and Procedure Manual covers the following areas of property management:

  • Operational Property Management (which includes norms and standards on maintenance, fixed asset register, Health and Safety, Property Maintenance Plan, etc)
  • Maintenance Process and Procedure (which includes take-on unit procedure, upkeep maintenance procedure, planned maintenance procedure, vacancy maintenance procedure, after-hours maintenance procedure, etc)
  • Defect reporting process and repairs (which includes ad-hoc maintenance processes and procedures)
  • Buildings inspections and compliance audits (which includes Compliance Certificates, etc)
  • Risk management (which includes security, vandalism and insurance)
  • Social development (which includes recreation and sport, education and empowerment, cultural activities, etc)
